Does my Gold Coast trade waste approval pass to the buyer?

No. The City of Gold Coast states that if you change property ownership or lease a business establishment, you will have to reapply for a new approval. The approval is issued to the operator at the premises, so it runs with neither the business nor the land.

It reaches further than people expect. Cafes, restaurants, takeaways, bakeries, hotels, clubs, hairdressers and salons with hair traps, laundries, car washes, mechanical workshops, panel shops, dental surgeries, medical practices, breweries, food manufacturers and the Coomera boat yards all need one.

The exposure is the equipment, not the form. If the grease arrestor, hair trap, silver amalgam separator or oil water separator is undersized or absent, the buyer finds out on their fresh application and wears the rectification cost, which they will take off your price. A desktop compliance search is $179.00 for 2026-27, or $446.00 with a field inspection covering up to three devices. Buy the answer early.

How do I show seasonality in a hospitality profit and loss here?

Month by month, over two years, with the drivers named. Accommodation and food services carries 63,243 employee jobs on the Gold Coast, 11.8 per cent of every employee job in the council area against 9.4 per cent for Queensland in 2021-22, an index of 1.26. Add arts and recreation at 16,722 jobs and other services at 18,151, and 98,116 employee jobs, 18.3 per cent of the total, sit in divisions whose demand moves with the visitor calendar.

So the shape of the year is the thing a buyer is pricing. Present a twenty four month monthly profit and loss rather than a single annual figure. An annual total invites a buyer to assume the trough is deeper than it is, and it hides the fact that the peak is repeatable. Name the events that move your months, whether that is the Gold Coast Marathon each July, Schoolies, Cooly Rocks On each June, the Swell Sculpture Festival each September or school holiday periods.

Then deal with working capital and the settlement date. A business that funds stock and wages through a quiet stretch and recovers it later has a working capital cycle, not a problem, and the settlement adjustment should be built for that. Settling immediately before a quiet period hands the buyer the trough, and settling before the peak hands them the recovery. Raise that as a negotiation point rather than conceding it by default.

One caution. No published seasonal amplitude figure for Gold Coast tourism, accommodation occupancy or hospitality turnover was available for this research, so use your own monthly numbers as the evidence rather than a percentage quoted from somewhere else.

Is the Gold Coast really a hospitality region, or is that a myth?

Both, and the distinction is worth getting right. By business count, accommodation and food services was 3,230 businesses at 30 June 2024, 4.0 per cent of the base against 3.9 per cent for Queensland, an index of 1.03. That is the state average, and it is the number that gets misread.

By employment the picture changes completely. Accommodation and food services carried 63,243 employee jobs in 2021-22, an index of 1.26 against Queensland. The City of Gold Coast holds 12.7 per cent of Queensland’s employee jobs and 16.0 per cent of its accommodation and food services employee jobs. One in six hospitality jobs in the state is here.

So the Gold Coast does not have unusually many hospitality businesses. It has unusually large ones, concentrated in a small number of streets. If you are selling one, the comparison that matters is with businesses of your size in your precinct, not with a state average business count.

My shed is at Yatala. Am I in Logan or on the Gold Coast?

The Gold Coast, and this is got wrong routinely. Yatala and Stapylton both sit south of the Albert River and both are inside the City of Gold Coast local government area. The Yatala Enterprise Area is a local area plan of the City of Gold Coast planning scheme.

So a Beenleigh or Eagleby business leasing a shed at Yatala deals with a different planning scheme, a different rates base, a different food licensing authority and a different water and sewerage service provider from the one that applies on the northern side of the river.

Present the business accordingly. Yatala held 1,405 residents at the 2021 Census with more than 300 businesses established within its boundaries, and Stapylton held 430 residents with an industrial park, quarries, a landfill and a green waste to energy plant. Both are about 40 kilometres north of Surfers Paradise, so the labour catchment is Beenleigh, Eagleby, Ormeau and Logan, and the freight orientation is Brisbane. Benchmark rents and staffing against Logan and Beenleigh industrial comparables, and apply Gold Coast council regulation to the approvals.

What does footpath dining actually cost me, and does it transfer?

It is charged per square metre per day and the rate depends on the street. For 2026-27 the rate is $0.90 per square metre per day in Broadbeach Mall, Cavill Mall and Surfers Paradise Central, $0.80 at Main Beach and $0.60 everywhere else. Annualised, that is $328.50, $292.00 and $219.00 per square metre per year.

For a cafe with 40 square metres of footpath seating in Cavill Mall that is $13,140 a year, against $8,760 for the same area in Nerang or Southport West. That is a rent, not an administrative fee, so it belongs as its own line in the normalised profit and loss and in the buyer’s forecast.

Whether the permit transfers to a new owner, and at what fee, is not addressed on the published licence listing, so confirm it with council rather than assuming either way. Check the permitted area against the tables you actually trade too, because outdoor seats are often a material share of your covers.

When should I settle, given my food licence expiry?

Check where 31 August falls in your timetable. City of Gold Coast food business licences run up to three years with an annual expiry date of 31 August, under the Food Act 2006 (Qld) and the Food Regulation 2016 (Qld).

A settlement in late August or early September lands on the renewal cycle. A licence that is allowed to lapse at settlement becomes a restoration application rather than a continuation, which is a delay you do not want between exchange and handover.

The published licence record for this council states only that fees vary and to contact council, so no Gold Coast licence or transfer fee is quoted on this page, and whether the licence formally transfers is not stated in any accessible source. Ring council on 1300 465 326 during preparation and get the position in writing. You also need a Food Safety Supervisor appointed and available whenever the business is operating, so confirm the buyer has one lined up.

I run a marine trade business at Coomera. What is really being sold?

The lease, more than the trade. The Boat Works reports more than 100 individual marine trade businesses and more than 1,000 skilled marine professionals on site, and Gold Coast City Marina and Shipyard reports more than 90 marine businesses on site. Your customers are the vessels physically on the hardstand.

That means you cannot relocate and keep the customer base. The lease or licence over the shed, bay or hardstand allocation is the primary asset, and any sale turns on assignment, the landlord’s consent, the remaining term, the option structure and the rent the landlord will set for a new operator.

So get written landlord consent in principle before you go to market. A buyer who discovers a twelve month remaining term with no option will discount heavily or walk, and they will be right to.

How deep is the buyer pool for a business turning over $3 million?

Thinner than the headline growth rate suggests, and that works in your favour if you are prepared. Only 6,481 Gold Coast businesses, 8.0 per cent of the base, turned over $2 million or more a year at 30 June 2024, and only 1,228 turned over $10 million or more.

The direction matters as much as the level. In 2023-24 the council area added businesses on net only in the non employing and 1 to 4 employee bands. It lost 81 businesses on net in the 5 to 19 employee band, and it lost businesses on net in every turnover band above $2 million, including 13 in the $10 million and above band.

That is churn at the bottom and contraction in the middle. The band a broker actually transacts went backwards while the total business count grew 3.1 per cent. A business with clean books, documented systems and a management layer is competing against a thinner field than the growth statistics imply.

Why does owner dependence come up so quickly here?

Because the base is tiny by headcount. At 30 June 2024, 49,870 Gold Coast businesses were non employing and 21,716 employed one to four people, which is 88.6 per cent of the base combined. Only 2,205 businesses in the whole council area employed 20 or more people.

So a buyer walks in assuming you are the operator, the estimator, the buyer, the customer relationship and the person who opens up, until you show otherwise. That assumption is the discount applied more often than any other in this size band.

The counter is documentary rather than verbal: a named second in charge, written procedures, a customer list that is contracted rather than personal, and a demonstrated period where you were absent and revenue held. That evidence is what separates a business sale from a job sale in this market.

My sale includes the freehold. Does that change anything on the Gold Coast?

It changes the shape of the transaction. The median established house transfer price in the council area in calendar 2024 was $1,135,000, against $785,000 in Moreton Bay and $715,000 in Logan on the same layer and year.

Where a Gold Coast sale includes the premises, the property is frequently the larger half of the consideration. That narrows the buyer pool to those who can fund both, and it can push a transaction past a buyer’s finance capacity even where the trading business itself is modest.

So model the alternatives before you go to market. Selling the business with a lease back to you as landlord is worth costing, and the apportionment between goodwill, plant and land is a live negotiation with stamp duty and capital gains consequences on both sides. Get that advice before the contract, not during it.

I am a trade business. Does the apartment market change how I present the work mix?

Yes, and it is the detail misread more often than any other about Gold Coast construction. In calendar 2024, 4,629 dwelling units were approved in the council area and 76.0 per cent of them were dwellings other than detached houses. In the City of Moreton Bay the equivalent was 30.0 per cent.

Transfers say the same thing. Of 17,074 residential property transfers in 2024, 59.9 per cent were attached dwellings, 10,222 attached against 6,852 established houses. The Gold Coast is the only large south east Queensland council area where attached dwelling transfers outnumber house transfers.

Attached construction favours formwork, concrete, crane and hoist, facade, lift, fire services, hydraulics and commercial fitout work, and it disadvantages the volume slab, frame, roof and landscaping model. Set out your work mix in those terms, because a buyer from Ipswich or Logan will otherwise price your business against a detached house pipeline that does not exist here.

Is the light rail coming to Palm Beach and Coolangatta?

Not on any funded plan. Light rail Stage 4, from Burleigh Heads to Coolangatta via Gold Coast Airport, had $30 million of planning funding split evenly between the Queensland Government and the council, with final public consultation in March to May 2025. Planning was stopped on 1 September 2025, with the published statement that there will be no further planning for Stage 4 at this time.

So Palm Beach, Currumbin, Tugun, Bilinga and Coolangatta have neither heavy rail nor light rail. Heavy rail terminates at Varsity Lakes, and light rail terminates at Burleigh Heads, where passenger services commenced 9 August 2026 on the $1.549 billion Stage 3.

If your business is in the southern Gold Coast, market it on what has been delivered instead. The M1 upgrade from Varsity Lakes to Tugun was completed in November 2025 at $1.5 billion, widening 10 kilometres to a minimum of three lanes each way. Use the completed project, not the cancelled one.

Where is the Gold Coast’s growth coming from?

Overseas arrivals, not interstate movers, and that distinction matters to both your customer base and your labour supply. In the year to 30 June 2024 the council area recorded net internal migration of just 1,125 persons, against net overseas migration of 11,775 persons. Internal arrivals of 31,858 were almost exactly offset by 30,733 departures.

In the City of Moreton Bay over the same year the relationship was close to reversed, with net internal migration of 5,830 and net overseas migration of 4,726. At the 2021 Census, 181,446 Gold Coast residents, 29.0 per cent of the population, were born overseas, and 13.7 per cent spoke a language other than English at home.

For a sale, that cuts two ways. The customer base for retail, food and personal services is more diverse and more transient than in an internally driven growth region. And the labour supply for hospitality, cleaning, aged care and retail is tied to migration settings, which a buyer assessing wage risk in a casual heavy business will look at. The labour market is already tight: 3.4 per cent unemployment and a 67.0 per cent participation rate at June 2025.

How should I handle March 2025 in my accounts?

Identify it, quantify it and explain it. Tropical Cyclone Alfred ran from 1 to 16 March 2025 and the City of Gold Coast was one of 18 Queensland local government areas activated for disaster assistance, with small business recovery grants of up to $25,000 available and claims closing 18 September 2025.

Any twelve month profit and loss spanning that month contains an abnormal fortnight of closure, cancelled bookings and reduced trade. Normalise it explicitly, and show any grant or business interruption insurance receipt separately from trading revenue rather than folding it into the top line.

Expect insurance questions to follow. A buyer will ask for the current policy, the excess for named cyclone and storm surge events, and whether the premises carries a flood or storm tide exclusion. On beachfront and canal front premises that is a live diligence item, so have the answers ready.

Do you sell businesses on the Gold Coast?

What is my Gold Coast business worth?

Price is normally a multiple of normalised earnings, and the multiple moves with owner dependence, customer concentration, recurring revenue, transferable systems, lease position and clean records. The only way to get a meaningful figure is an appraisal against your actual numbers, and that is free.

Is the Gold Coast a good market to sell a business in?

It has one of the deepest buyer pools in the state, which creates genuine competition for well presented businesses. It also has a high volume of businesses on the market at any time, so an average presentation gets passed over rather than negotiated. Preparation matters more here, not less.

How does my lease affect the sale?

Significantly, particularly in hospitality, retail and health. Remaining term, options to renew and whether the lease can be assigned all feed directly into what a buyer will pay and whether their financier will support it. A commercial lease usually requires landlord consent to an assignment, and that takes time.

Will my staff or competitors find out I am selling?

Not from the marketing. The business is advertised without being identifiable, every enquiry signs a confidentiality agreement and evidences financial capacity before receiving anything that identifies you, and sensitive information is released last. Nothing happens without your written approval.
