The three local government areas held 22,678 actively trading businesses between them at 30 June 2025, up 1,103 businesses (5.1 per cent) over 2024-25. Ipswich City held 13,888 of those, up 6.4 per cent, which was faster in percentage terms than any of the other nine Queensland local government areas with the largest business bases. Scenic Rim held 5,130, up 3.6 per cent, and the Lockyer Valley 3,660, up 2.4 per cent. Combined land area is 7,605.9 square kilometres.
Two different things, depending on which council you are in. In Ipswich it is transport, postal and warehousing: 2,123 businesses at 30 June 2024, 16.3 per cent of the local base against 7.7 per cent for Queensland, an index of 2.12, and 5.4 per cent of every transport, postal and warehousing business in the state. In the two rural councils it is agriculture, forestry and fishing: 872 businesses and 24.4 per cent of the base in the Lockyer Valley, an index of 3.00, and 1,145 businesses and 23.1 per cent in Scenic Rim, an index of 2.84. Construction sits above the Queensland share of 17.1 per cent in all three.
Ipswich City Council states it holds 7,923 hectares of potential industrial land supply. Its 2021 industrial land study names the Major Enterprise Industrial Areas as Amberley, Swanbank and New Chum, Ebenezer including Willowbank, Carole Park, Bundamba and Riverview, Redbank, and Wulkuraka and Karrabin, with about 362 hectares suitable for development in the short term. The Lockyer Valley runs along the Warrego Highway through Gatton, Laidley, Plainland, Withcott and Helidon. Scenic Rim runs south from Beaudesert, which holds the 15,610 hectare Bromelton State Development Area, out to Boonah, Kalbar, Canungra and Tamborine Mountain.
Trade buyers, and in the rural councils buyers from outside the region. Professional, scientific and technical services sits at an index of 0.78 in Ipswich, 0.70 in Scenic Rim and 0.53 in the Lockyer Valley, and financial and insurance services at 0.70, 0.57 and 0.42. The white collar base is thinner here than the Queensland average, so the local buyer with capital is more likely to own a truck, a crew or a shed than a practice. Across all three councils there were 457 businesses employing 20 or more people at 30 June 2024. In Scenic Rim, 66.7 per cent of businesses were non employing and the median age was 46.7 years at 30 June 2024, so expect to market to Ipswich, Logan and the Gold Coast.
Ipswich City Council states plainly that food licences do not transfer as part of the sale. The buyer applies for their own, council may take up to 30 days to decide, and council does not conduct pre-settlement inspections, so the inspection happens after settlement and before trading begins. Trade waste sits with Urban Utilities across all three councils, not with the council. Ipswich City Plan 2025 replaced the 2006 scheme on 1 July 2025. Development inside the Bromelton State Development Area is decided by the Coordinator-General, and inside the Ripley Valley Priority Development Area by Economic Development Queensland.
In Ipswich, the flood position on your site and the settlement gap on a food licence. The Bureau of Meteorology records that over 7,000 Ipswich properties are flood affected once the Bremer exceeds 19.25 metres, and Ipswich City Plan 2025 places the worst affected land in a Limited Development Zone that preserves existing lawful use but restricts new development. In the Lockyer Valley it is historic water reliability, because nothing in the Lockyer Valley and Somerset Water Security Scheme is under construction. In Scenic Rim it is owner dependence, in a base that is two thirds non employing.
